The estate extends across approximately 5 hectares (12 acres) of private land, taking full advantage of its hilltop setting to capture sweeping views across the Asolan landscape. Despite its secluded feel, the villa remains conveniently close to local amenities and cultural attractions.

The residence spans approximately 300 square meters and is arranged over three levels. The architectural style harmoniously combines traditional elegance with contemporary comfort, creating a warm yet sophisticated environment.

Ground Floor
The main entrance opens into a spacious open-plan living and dining area filled with natural light. The inviting lounge features a working fireplace, comfortable seating, satellite television, and a stereo system. Adjacent to the lounge, the dining area is furnished with a square table seating up to eight guests.

The modern kitchen is fully equipped with a dishwasher, microwave, cooktop, oven, large refrigerator, and a charming antique table, making it ideal for both casual meals and entertaining. A guest bathroom is located next to the kitchen. Large French doors open directly from the living area onto the panoramic terrace and pool area.

The terrace is furnished with sun loungers and umbrellas and provides an ideal setting for al fresco dining or quiet relaxation while enjoying sweeping valley views. In the evening, exterior lighting enhances the ambiance, illuminating the terrace, gardens, and pool.

Second Floor
A staircase of 16 steps leads to the second level, which houses two double bedrooms. Both feature beds measuring 180 x 200 cm and south-facing windows overlooking the garden. One bedroom has an adjacent private bathroom with a shower, while the second bedroom includes an en-suite bathroom, also with a shower. This floor additionally offers a laundry room equipped with a washing machine and dryer.

Third Floor
The entire top floor is dedicated to the master suite, accessed via 15 steps. This serene space opens directly onto a private terrace and the upper rear garden. The elegant bathroom features a large Vicenza stone bathtub measuring 1.58 x 0.76 meters, along with a separate shower. Designed with refined furnishings and a soothing color palette, the master suite offers exceptional comfort and privacy.

All three bedrooms are furnished with double beds composed of two mattresses, allowing them to be prepared as twin beds upon request. Two of the bathrooms are en-suite, while the third is separate but conveniently located.

Amenities & Services
The villa is equipped with central heating, air conditioning, high-speed ADSL Wi-Fi, satellite TV, VCR, stereo system, a security system, and VoIP telephone service. A €50 phone credit is provided upon arrival, with additional usage payable at departure. The caretaker is available to recharge the VoIP card if needed. Private parking for two vehicles is located within the property, close to the main entrance.

The grounds are maintained by a professional gardener, and the caretaker can arrange light lunches or dinners, payable directly on-site. Pool towels and Wi-Fi access are included.

Additional services such as extra housekeeping, a private cook, additional linens, a driver, and airport or railway transfers can be arranged upon request and are subject to supplementary charges.
